How to Calculate How Many Tiles You Need
Tile estimation comes down to four steps: measure the area, apply a waste factor, divide by tile size, and convert to boxes. The formula sounds simple, but every step matters — under-ordering by even one box can result in unmatched production lots that leave visible color variations in your finished floor.
Step 1 — Measure the area: For rectangular rooms, multiply length × width in feet to get square footage. For a 10 × 10 ft kitchen floor: 100 sq ft. Subtract fixture footprints for bathrooms (toilet ~2 sq ft, vanity ~4 sq ft, tub ~12 sq ft). For a backsplash, multiply wall length × height (standard 18 in = 1.5 ft).
Step 2 — Add a waste factor: Tile cuts are inevitable around edges, corners, pipes, and outlets. Never order exactly what your room measures. The standard waste factor for a straight grid pattern is 10%.
Example: 100 sq ft + 10% waste = 110 sq ft to order
Step 3 — Calculate tiles needed: Divide total area by the area of one tile. A 12 × 12 in tile covers exactly 1 sq ft.
Example: 110 sq ft ÷ 1 sq ft = 110 tiles
Step 4 — Convert to boxes: Divide tiles needed by tiles per box, then round up. A standard box of 12×12 tiles covers 20 sq ft (20 tiles). 110 ÷ 20 = 5.5 → round up to 6 boxes. Always round up — you can’t buy half a box.

- 20% — Complex mosaic or multi-pattern: Intricate designs with multiple sizes, directional changes, or tight radius curves. Under-ordering here is expensive — specialty mosaics often can’t be reordered from the same batch.
Pro tip: Buy one full extra box beyond your calculated amount. Store it for future crack repairs. Tile production lots vary in color — tiles from a different lot may not match your installation years later.
